APPRAISAL MODEL IN URBAN TRANSFORMATION

For each project in the areas subject to Urban Transformation (neighborhood or larger scale areas), based on the current situation and projections, the model designed for the DOM (deger-odaklı model - value-oriented model (VOM)) project area, developed by DONATI, is applied. With various mathematical cross-checks, the margin of error of the model is reduced and prepared for use for the study area.

URBAN TRANSFORMATION SOFTWARE PROGRAM

As a result of the computer software DOKDDS (Donatı Urban Transformation Appraisal System) specially designed for our company in the information environment of the urban transformation model created, the control and creation of appraisal reports becomes advantageous in terms of time saving and the control mechanism works more easily.

GOODWILL ASSESSMENT

In real estate properties that need goodwill calculation such as built or constructed real estate, industry, etc., which are at a high level in terms of the number of blocks and independent units, the goodwill values of the units are determined by using DAM (deger algoritma modeli - value algorithm model (VAM)), developed by DONATI based on the parameters affecting the value. With this model, the fair land shares of the independent units are calculated and it offers a solution to the problematic real estates related to land shares from the past.

FINANCIAL ANALYSIS / FEASIBILITY MODEL

Today, real estate appraisal companies, which are also needed in the real estate development and investment consultancy phase, are involved in all implementation processes of projects starting from the site selection processes. As a result of these tasks assigned to the appraisal companies, the accuracy of investment decisions is determined by establishing a mathematically provable model and the accuracy of investment decisions as a result of future financial analysis of real estates with DFM (Donatı Feasibility Model), developed by DONATI, in the light of market analysis in terms of lands suitable for real estate development or income-generating properties.

PRE-FEASIBILITY MODEL

As a financial analysis, it is a summary feasibility model that is carried out with today's prices, a single period for the future, or average barriers without considering the concept of time. With its experienced staff who have previously worked in developers and construction companies, DONATI provides services through a fast and reliable calculation model with the DÖM (Donati Önfizibilite Modeli - Donatı Prefeasibility Model (DPM)) developed by Donatı as a result of the periods and company requests that require the customer to make quick decisions.
